Thank you for your interest in Northbrook Place Apartments as your new apartment home. In order to assist you in making a decision, we have listed below our qualifying criteria. Each applicant must read and sign the criteria guidelines.
RENTAL CRITERIA
THIS COMMUNITY WILL NOT DISCRIMINATE AGAINST ANY PERSON BASED ON RACE, COLOR, RELIGION, SEX, NATIONAL ORIGIN, FAMILIAL STATUS OR HANDICAP.
OCCUPANCY STANDARD: The maximum occupancy standard are listed below.
Studio=2 persons One bedroom = 3 persons
Two bedroom= 5 persons Three bedroom= 7 persons
AGE REQUIREMENTS: Lease Holder(s) must be 18 years of age or older (Except those protected by Familial Status). All applicants 18 years of age or older must fully complete, date and sign a separate application. A non-refundable application fee must be paid for each applicant 18 years of age or older for processing credit and criminal backgrounds.
IDENTIFICATION REQUIREMENTS: All applicants must provide a valid Social Security Number and photo ID for verification purposes. Applicants without a valid Social Security Number are required to submit valid government-issued photo identification for verification.
INCOME REQUIREMENTS: The gross monthly income of all Lease Holder(s) will be considered jointly, and must equal no less than 3 times the monthly market rent amount of the apartment. I-20 Certificate of Eligibility for Non Immigrant Students that their income does not meet the requirement will need a qualified cosigner.
Prior to approval, all income must be verified by obtaining one of the following:
GUARANTORS: A guarantor will be accepted only for a lack of rental history, lack of credit or not meeting income requirements as stated above. Guarantors will not be accepted as a substitute for negative rental or credit history. Guarantors will be held responsible for the lease and any other costs incurred on the lease such as damages occupying resident(s) default.
Guarantors must fill out an application and will be subject to application fee(s), rental/mortgage verification, credit and criminal background Provide proof of income at 5 times the monthly market rent of the apartment (reference income requirements for verifiable income documents).
Guarantor must complete and sign a lease guaranty if approved.
RESIDENCY: Previous rental history will be reviewed and must exhibit no derogatory references.
All debt owed to an apartment community must be satisfied. Evictions may be considered with property documentation showing satisfied or dismissed.
CREDIT REQUIREMENTS: Accounts that exceed 25% derogatory will negatively affect the overall scoring, which could result in the denial of the application or an additional deposit may be requested. Collection accounts exceeding a combined amount of $1,000 (excluding student loans and medical debt) will negatively affect the overall scoring, which could result in the denial of the application or an additional deposit may be required. Bankruptcy if not cleared will be an automatic denial of the rental application.
CONSUMER CREDIT REPORT SCORING: If your application is denied or it is accepted with conditions, the community will provide you with the name, address and telephone number of the consumer reporting agencies which provided your consumer information
CRIMINAL HISTORY:
Registered sex offenders will be an automatic denial of the rental application.
PET REQUIREMENTS: Pet cannot exceed 35 pounds at full maturity.
Exotic and poisonous animals are not allowed in the community.
Pets are limited by breed. The following breeds either full or mixed are restricted and will not be accepted Pit Bulls, Rottweilers, Presa Canario, German Shepherds, Huskies, Malamutes, Dobermans Chowchows, St. Bernard’s, Great Danes, Akitas, Terriers (Staffordshire), American Bull Dog, Karelian Bear Dog, Any hybrid or mixed breed of one of the aforementioned breeds (Note: Service/Companion animals may not be subject to this list) Any mixed breed that include one of these restricted breeds are not permitted.
Prior to move in or when a pet is acquired you must provide management with a veterinarian certificate of health with the following information: name, breed, age, weight, shots or vaccinations and spayed/neutered along with a photo of pet.
A maximum of 2 pets per apartments.
Pets designated as service animals to accompany a resident with a verifiable disability for specific purposes of aiding that person will not be charged pet fees. All verifiable documents must be provided to management prior to move-in.
Reference the Pet Addendum for details of the pet policies.
RENTERS INSURANCE: Resident is required to maintain renters insurance to cover Resident's liability to Owner/agent, as well as damage or destruction of Resident's property. Resident shall at Resident's expense maintain a standard type of Renter's insurance policy, or it's equivalent, issued by a licensed insurance company of Resident's selection which provides limits of liability of at least $100,000 personal liability.
NON-SMOKING POLICY: Su Development is committed to providing a safe and healthy living environment and to promoting the health and wellbeing of its residents. It is the policy to prohibit smoking on all communities in order to provide and maintain a safe and healthy living environment for all residents. The law defines smoking as the "act of lighting, smoking or carrying a lighted or smoldering cigar, cigarette or pipe of any kind." In addition all Su Development communities are non-smoking and state law prohibits smoking within 25 feet of a building's entrance, pursuant to RCW 70.160.
APPLICATION FEE: A $42 non-refundable application fee is required per rental application. A non-refundable application fee of $59 is required for corporate applications.
SECURITY DEPOSIT REQUIREMENTS: I hereby pay a holding fee of $600.00. I understand that I have seventy two hours following the date of this application to withdraw the application and receive full refund of said holding fee. If applicant cancels rental after (72) hours, the holding fee is forfeited. The holding fee is only refundable in the event the application does not pass rental screening requirements. All rents, deposits and fees must be paid by online via property's community portal.
ADDENDUM TO THE APPLICATION: I ACKNOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE COMMUNITY RENTAL CRITERIA. I UNDERSTAND THAT IF I DO NOT MEET THE COMMUNITY’S RENTAL CRITERIA OR IF I FAIL TO ANSWER ANY QUESTIONS OR GIVE FALSE INFORMATION THE COMMUNITY MAY REJECT THE APPLICATION AND RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES AND DEPOSITS AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE AND TERMINATE MY RIGHT OF OCCUPANCY.
